Sketch Design
After a client brief and the fee letter is approved, a sketch design can begin. The success of a good sketch design is a good clear brief, which can include wish-lists/photos (more the better!), even photos you dislike. The concept design is checked against basic town-planning regulations to assess the scope of the project and anticipate the next phase of the project.
The sketch design can entail 3d images, site plans, floor plans and elevations. 

 
Resource Consent
It is important for designers to consider district planning requirements like building coverage, maximum height, recession planes plus overlays from the Unitary Plan. If your project requires resource consent this can add another 20 working days of council processing time, plus additional council fees (refer to the Auckland city council consent fees schedule for average rates). The degree of infringements and their complexity will determine the total resource consent costs. If infringements are signed by the affected parties, then usually this is a straight forward process. Prior to the Resource Consent lodgement it is important to check whether other consultants are required, such as geotechnical engineers, arborist, surveyors etc.

An approved Resource Consent is active for 5 years before which time if work has not started, an extension of time is required.

Developed Design
Developed design is a useful stage as this is when your project is worked out in more detail from kitchens to plumbing to consultants such as structural engineers, civil, mechanical, landscape designers, interior designers etc.  The developed design stage can be either an easy process encompassing either a few days or months depending on clients intentions and expectations. 
The Developed design can entail refined drawings such as plans, sections, internal elevations, framing layout; and component layouts if requested.


Building Consent
This is when your project is worked out in detail to comply with local regulations & New Zealand Building Code. Structural engineers are often employed at this stage. 

An approved Building Consent active for 1 year before which time if work has not started, an extension of time is required.
